Attention all lawyers, paralegals, judges and landlords!!?

How do you write a proper cease to desist letter to your tenants? I need to evict them for either failure to pay rent on time for 3 months in a row, and/or altering carpets against my permission. I need to make sure all my points are covered any suggestions. My lawyer wants to charge me for something I al suppossed to write myself. Also the propert is in NJ, so if anyone knows NJ law pretty well feel free to chime in!! Thankx
